Where We Deliver

We deliver park model tiny homes across Oregon, Washington, Idaho, Montana, California, and throughout the West. Nationwide shipping is also available.

Transport pricing varies based on distance, routing, pilot car requirements, and trip permits. Once your home customization is complete, we work directly with our transport partners to get you an exact quote.

Production timeline

Production & Lead Time

Once your order is finalized and deposit received, the manufacturer provides an estimated production window. Most homes complete in 8 to 14 weeks depending on the model and selected options.

  • Pre-designed models and standard finishes often fall on the shorter end
  • Custom requests or specialty materials may extend timelines
  • In-stock models may be available sooner and can be viewed on our Models page

During Production

After the order is submitted, there is often a period where updates feel limited. This is normal. The manufacturer is ordering materials, securing inventory, and scheduling your home into production.

Offline Date & Release

As production nears completion, the manufacturer provides an offline date - their estimate for when the home finishes production. After that date the home completes a final quality check and is typically released the same day or within 1-2 days. Shipping dates are usually confirmed about 5 business days before transport.

Plan a small buffer of a few days after the offline date when coordinating delivery, contractors, and site work.
Delivery

Transport, Delivery & Insurance

We coordinate delivery with licensed transport partners. As delivery approaches, the transport driver or our team will coordinate timing. You will typically receive a delivery window rather than an exact time - timing can shift due to traffic, road conditions, weather, or delays earlier in the route.

The transport company handles required permits and route approval.

When the home arrives, the wheels remain on and the home temporarily rests on the trailer frame and tongue. This is standard for Park Model RVs and allows for flexible placement until professional setting and leveling is completed.

Insurance

Before delivery, contact your insurance provider to add the home to your policy. These are RVIA Certified ANSI 119.5 Park Model RVs and can typically be covered under a standard RV policy or a specialty policy. We recommend having your policy active by the time the home arrives so coverage continues seamlessly after delivery.

While the home is in transit it is covered under the transport company's insurance. Once it arrives on your property and is set on site, coverage transitions to your own policy.

Site prep

Site Preparation

Before delivery, your site needs a solid level surface and a clear path from the road to the final placement location. Most homes are placed on a compacted gravel pad or concrete slab.

  • Properly compacted gravel is critical - soft or loose gravel makes setting difficult and leads to settling over time
  • Delivery path should be 15 feet wide or more, though tighter spaces can sometimes work
  • Utility hookups use standard RV-style connections, typically located toward the rear right side of the home
Setting and leveling

Setting & Leveling the Home

Professional setting and leveling includes supporting the frame at designated points, leveling the home side to side and front to back, and removing weight and stress from the frame. This is typically done using concrete blocks or metal piers.

We recommend completing full setting and leveling within about one week of delivery. The process usually takes a few hours to a full day.

Many owners also add skirting after installation to protect plumbing and improve the appearance of the home.

Warranty

Warranty & Aftercare

1-Year Manufacturer Warranty

Every Park Model RV we sell includes a 1-year manufacturer's warranty from our production partners, covering defects in materials or workmanship under normal use.

Welcome Home Visit

After your home is delivered, set, and leveled, we schedule a Welcome Home warranty visit to address common post-transport adjustments - drywall touch-ups, door and window alignment, and system checks.

Appliance Warranties

Appliances and certain components are covered by their own manufacturer's warranties and can typically be serviced directly through the appliance manufacturer. Our team remains available to help coordinate service and guide you through the process.
